It was mainly responsible for the biggest urban regeneration in recent decades in the historic centers of Lisbon and Porto, but despite the recent \u201ccalm\u201d in both cities, local accommodation (LA) continues to bring real estate renovation to the rest of the country, having reached more than a hundred new parishes from north to south this year.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

The market is becoming increasingly professional, attracting international companies to Portugal that manage hundreds of units. And many of the small owners who used to manage their own apartments for tourism are discovering that if they don’t provide a qualified offer, the excessive competition could wipe out their business.<\/p>

There are currently around 88,000 units classified as LA. According to Deloitte’s Hotel Atlas, at the end of 2017 there were 51,014 local accommodation spaces. Data from the National Registry of Local Accommodation (RNAL) portal shows that from January 2018 until August 25, in other words, in just a year and a half, 36,609 more registrations were formalized. This number was due to an atypical rush of registrations in 2018, anticipating the obstacles created by the new regulations of October last year, which created containment zones in Lisbon’s historic districts (also currently under discussion in Porto).<\/p>

What is certain is that, after three years of great euphoria, the market is showing signs of slowing down: between January and August this year, 11,467 new units were registered. In the same period last year, there were more than 17,000. \u201cThat idea that used to be sold that local accommodation was a golden goose is not realistic. The market is very competitive. And while it’s true that the creation of the containment zones in the historic centers has caused a sharp drop in new LA applications, the truth is that there has also been greater restraint in opening new spaces outside the historic centers.<\/p>

Much more than regulation, it’s the market that is more mature and selective,\u201d says Eduardo Miranda, president of the Association of Local Accommodation in Portugal (ALEP), adding that \u2018in almost every parish in the country, there were drops in registrations in the first and second quarters of 2019, compared to the same period last year\u2019. That’s why, he stresses, \u201cthose who move into this market today are doing so thoughtfully and with a different project\u201d.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

Sisters Catarina and Margarida Diniz have been doing decoration projects for local accommodation for seven years, some of which have won awards from publications such as Cond\u00e9 Nast. The Home Staging Factory duo started out doing projects for private clients in Lisbon, but today they do many more across the country. Differentiation is the key to success, they say.<\/p>

A reality felt at Home Staging Factory, a pioneer in Portugal in decorating spaces for local accommodation. The company run by sisters Catarina and Margarida Diniz started out in 2010 developing decoration projects for apartments for sale on the real estate market, but two years later it moved into the tourist market. \u201cAt that time, our clients were mainly Portuguese, people who had savings, who bought a house to make a profit and get an extra income at the end of the month. And the market was very much geared towards Lisbon’s historic districts,\u201d Margarida recalls.<\/p>

\u201cToday we have clients from all over the world, including Belgium, Tunisia, Denmark and Dubai, as well as from Portugal. And we’ve gone from small investors to owners of entire buildings. We’re also doing more and more projects outside Lisbon, all over the country,\u201d adds Catarina Diniz. Home Staging Factory’s turnkey projects (fees, furniture and production) for a one-bedroom apartment, for example, range from 7,500 to 12,000 euros, and it has no shortage of clients. \u201cPeople know that the secret to success is differentiation, given the growing competition,\u201d says Catarina. This fierce competition leads many owners to prefer to give up some of their income to pay for a professional service.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t
