It is a refurbishment project that combines contemporary features such as the façade, now restored, with modern interiors that are totally adaptable to the new needs of its residents. At YUP, it’s the property that adapts to the owner and not the other way round, allowing you to live in total harmony with the spaces in your home, as YUP allows for different possibilities, depending on the occasion. Comprising 20 lofts with generous areas ranging from 66 to 115 square metres, all with parking and storage, each unit benefits from contemporary and highly functional architecture. The Challenge A YUP development that had been for sale for some time had a particularly difficult layout for people to imagine what they could put in it and where. With this in mind, Finangest challenged Staging Factory to furnish and decorate two flats in order to show visitors and potential buyers how they could make the most of the space and enjoy the particularities of this development such as modularity and flexibility. In terms of objectives, the aim was to: • Increase their attractiveness and differentiation in order to maximise sales opportunities. • To win over an upper-middle segment public looking for innovative, contemporary and quality spaces in emerging and cosmopolitan areas. • To emphasise the architectural lines of the YUP flats through a flexible, distinctive, refined and inviting design. • To use design and decoration to optimise the size and functionality of the space, leading potential clients to appreciate the distinctive features of this development. • Creating ‘ready-to-move-in’ / ‘ready-to-rent’ flats – fully prepared for the rental market if that is the investor’s goal. The Work / Moodboard The flat was fully furnished and decorated using the Japandi concept, a style that combines Japanese minimalism with Scandinavian elegance to create cosy environments that inspire well-being. The proposed intervention was based on the home staging concept under the maxim: maximum profitability / minimum investment, taking into account the sale value of the flat and the target segment. The proposal included the creative development of the project, research, selection and purchase of all the furniture, materials and decorative accessories. It also included the management of all deliveries, assembly and decoration and production. The Value After Staging Factory furnished and decorated the flats, we increased the number of visits and even had a client who bought to rent and wanted to keep all the furniture and decoration. So we offer a turnkey solution that is very much in demand in Lisbon today. Investors are very much looking for turnkey solutions, where everything is already ready and furnished. Back to projets

É um projeto de reabilitação que conjuga traços contemporâneos como a fachada, agora recuperada, com interiores modernos e totalmente adaptáveis às novas necessidades dos seus residentes. No YUP, é o imóvel que se adapta ao proprietário e não o oposto, permitindo uma vivência em total sintonia com os espaços da sua casa, já que o YUP permite diferentes possibilidades, conforme as ocasiões. Composto por 20 lofts com áreas generosas que variam entre os 66 e 115 m2, todos com estacionamento e arrecadação, cada unidade beneficia de uma arquitetura contemporânea e incrivelmente funcional. O Desafio Um empreendimento YUP já estava para venda há algum tempo, tinha um layout particularmente difícil para as pessoas imaginarem o que conseguiam pôr e onde. Neste sentido, a Finangest desafiou a Staging Factory a mobilar e decorar dois apartamentos de forma a mostrar aos visitantes e potenciais compradores como poderiam aproveitar ao máximo o espaço e desfrutar das particularidades deste empreendimento como a modularidade e flexibilidade. Em termos de objetivos pretendia-se: • Aumentar a sua atratividade e diferenciação de forma a potenciar as oportunidades de venda. • Conquistar um público de segmento médio alto que procura espaços inovadores, contemporâneos e de qualidade em zonas emergentes e cosmopolitas. • Enaltecer as linhas arquitetónicas dos apartamentos YUP através de um design flexível, distinto, requintado e convidativo. • Utilizar o design e a decoração para otimizar a dimensão e funcionalidade do espaço, levando potenciais clientes a valorizar as características diferenciadoras deste empreendimento. • Criar apartamentos ”prontos-a-habitar” / “prontos-a-render” – totalmente preparados para inserção no mercado do arrendamento caso seja esse o objetivo do investidor. O Trabalho / Moodboard O apartamento foi totalmente mobiliado e decorado com base no conceito Japandi, um estilo que conjuga o minimalismo japonês com a elegância escandinava para criar ambientes aconchegantes que inspiram bem-estar. A intervenção proposta baseou-se no conceito home staging sob a máxima: máxima rentabilização / mínimo investimento tendo em conta o valor de venda do apartamento e o segmento alvo. A proposta incluiu o desenvolvimento criativo do projeto, pesquisa, seleção e compra de todos os móveis, materiais e acessórios de decoração. Também incluiu a gestão de todas as entregas, montagens e decoração e produção. O Valor Após a Staging Factory ter mobilado e decorado os apartamentos aumentamos o número de visitas e inclusive tivemos um cliente que comprou para arrendar e quis ficar com todo o mobiliário e decoração. Portanto oferecemos uma solução chave-na mão que hoje em dia é muito procurado em Lisboa. Os investidores procuram muito soluções chave-na-mão, que já esteja tudo pronto, que já esteja mobilado.
